AGENDA

 

On Wednesday, September 26, 2018 at 7:00 PM, the Harwich Zoning Board of Appeals will hold a Public Hearing in the Griffin Meeting Room at the Harwich Town Hall, 732 Main Street to hear the following cases. Any member of the public having interest in these applications is invited to attend and provide information and comment relevant to these matters or may submit the same in writing by Monday, September 25, 2018.

 

Case #2018-20

Stephen C. Smith has applied for a Special Permit to construct a living room addition in place of an existing deck within the setbacks. The application is pursuant to the Code of the Town of Harwich, §325-51 and Table 2, Area Regulations as set forth in MGL Chapter 40A §6. The property is located at 28 Harbor View Road, Map 6, Parcel E3-5 in the RH-1 Zoning District.

 

Case #2018-21

Margaret M. Grande has applied for a Special Permit to build covered porch onto a pre-existing, non-conforming single family dwelling. The application is pursuant to the Code of the Town of Harwich, §325-51 and Table 2 Area Regulations as set forth in MGL Chapter 40A §6. The property is located at 85 Brooks Road, Map 12, Parcel W1-7 in the RH-1 Zoning District.

 

Case #2018-22

Gregory Winston of Plunkett Winston LLC, a/k/a The Winstead Inn and Beach Resort has applied for a Special Permit or in the alternative, a Variance for an existing trash shed. The application is pursuant to the Code of the Town of Harwich, §325-18.G and Table 2, Area Regulations as set forth in MGL Chapter 40A Sections 6 and 10. The property is located at 4 Braddock St, Map 7, Parcel F17 in the RH-1 Zoning District.

 

Case #2018-23

Anthony Crugnale has applied to amend/modify an existing Special Permit granted in February 2018 to include additional demolition of a pre-existing, non-conforming single family dwelling. The application is pursuant to the Code of the Town of Harwich, §325 Table 2, Area Regulations as set forth in MGL Chapter 40A §6. The property is located at 205 Forest Street, Map 40, Parcel Z1 in the RL Zoning District.

 

Case #2018-24

Francis P. Shea and Carolyn M. Shea, through their agent, Attorney William Crowell have applied for a Special Permit or in the alternative, a Variance to demolish and replace a pre-existing, non-conforming single family dwelling. The application is pursuant to the Code of the Town of Harwich, §325-51 and Table 2, Area Regulations as set forth in MGL Chapter 40A §6. The property is located at 22 Cross Street, Map 14, Parcel T4 in the RM Zoning District.

 

Case #2018-25

Brian Dolan and Elizabeth M. Dolan, through their agent, Attorney William Crowell have applied for a Special Permit or in the alternative, a Variance to renovate a pre-existing, non-conforming boat house. The application is pursuant to the Code of the Town of Harwich, §325-54B and Table 1, Use Regulations as set forth in MGL Chapter 40A §6. The property is located at 464 Long Pond Drive, Map 104, Parcel K1-3 in the RR Zoning District.

 

 

Case #2018-26

Brian Dolan and Elizabeth M. Dolan, through their agent, Attorney William Crowell have applied for a Variance to construct a shed/bath house on a lot with no principal structure. The application is pursuant to the Code of the Town of Harwich, §325-52 as set forth in MGL Chapter 40A §10. The property is located at 464 Long Pond Drive, Map 104, Parcel K1-3 in the RR Zoning District.

 

Case #2018-27

Joseph M. Young II has applied for a Special Permit to construct a covered porch on a pre-existing, non-conforming single family dwelling as well as to add 2 dormers to a pre-existing, non-conforming detached garage. The application is pursuant to the Code of the Town of Harwich, §325-51 and Table 2, Area Regulations as set forth in MGL Chapter 40A §6. The property is located at 611 Route 28, Map 14, Parcel Z6 in the CV Zoning District.

 

Case #2018-28

Michelle E. Milligan, through her agent, Edward Allen has applied for a Special Permit to change a basement garage to habitable space in a pre-existing, non-conforming single family dwelling. The application is pursuant to the Code of the Town of Harwich, §325-51 and Table 2, Area Regulations as set forth in MGL Chapter 40A §6. The property is located at 205 John Joseph Road, Map 72, Parcel G1-3 in the RR Zoning District.

 

 

In other business, the Board will address the following:

* Approval of minutes from the August 29, 2018 meeting.

* New Business per the Board’s discretion.

 

Documents related to the above cases are on file with the Building Department and the Office of the Town Clerk located at 732 Main Street, Harwich.
